As we wrap up the year, the San Diego market is feeling anything but quiet. While the data shows homes taking a little longer to sell overall, what we’re personally seeing on the ground is buyers coming back in a big way, and surprisingly, right around the holidays. With interest rates expected to stay relatively close to where they are, many buyers who had been waiting are deciding now is the time to jump back in.
Well-priced, well-marketed homes are seeing strong activity and, in many cases, multiple offers, while homes that are overpriced or have been on the market for a while are still struggling to gain traction. That gap is widening, and strategy matters more than ever.
What we’re expecting is an early start to our busy season, with a very active winter and spring ahead. For buyers, that likely means more competition and continued upward pressure on prices. For sellers, it’s a reminder that preparation and pricing correctly from the start can make all the difference.
